Kyle Garden Square Under Construction
If you've driven down 7th Avenue heading into downtown Minneapolis in the last nine months, you may have noticed what looks to be an office building under construction right near HCMC. Whether you knew it or not, that’s Kyle Garden Square, Alliance's newest property! From the street, the building looks much the same as it did back in September 2024 when we held the groundbreaking but inside tells a different story. Flannery Construction has been hard at work completely renovating the interior to convert the former nurse's dormitory turned medical office building into its newest iteration: affordable housing for 59 individuals who have experienced or are leaving homelessness.
As construction enters its final stages, the building is now open for hard hat tours. Alliance staff, along with our partners, Touchstone, who will be providing 24/7 on-site supportive services, and Property Solutions & Services, who will be managing the property, got a sneak peek of the building this July.
While we donned our hard hats, we heard about the challenges of rehabbing a building that has been through three separate additions (one in 1945, one in 1959, and the final in 1989), including covering a basement pool from the original building use, finding walls hidden behind other walls, and fitting existing (and sometimes hidden) structural supports into the new floor plan. Despite the unique challenges that arise from an adaptive reuse project, Alliance staff and our partners found the building to be a bright and inviting space, completely transformed from the building it was when Alliance purchased it in 2024 and nearly ready to become home.
While Flannery puts the finishing touches on the building, including essential elements like utility hookups, and we await the furniture delivery (each room at Kyle Garden, including both studios and 1-bedroom units, will be fully furnished), lease-up is set to begin in August. The building remains on schedule to open officially in October, just in time for winter.
